Construction Boom in the First Half of 2025
According to the State Statistics Service, the total area of new housing construction in January–June 2025 increased by 45.8% year-on-year, reaching 2.86 million sq. m.
-
The number of apartments in new residential projects rose by 51.5%, amounting to 33,000 units.
-
The surge reflects both recovery trends in the real estate market and increased demand for housing, particularly in western and central Ukraine.
Leaders by Region
The largest volumes of new housing construction were declared in:
-
Kyiv region — 904.9 thousand sq. m (15.5 thousand apartments), 2.3 times higher than the same period in 2024.
-
Lviv region — 540.7 thousand sq. m (6.9 thousand apartments), showing 65% growth.
-
Kyiv city — 367.2 thousand sq. m (4.2 thousand apartments), almost 1.9 times more than last year.
Other Active Regions
-
Ivano-Frankivsk region — 234.6 thousand sq. m (+8%, 3.8 thousand apartments);
-
Zakarpattia region — 159.3 thousand sq. m (+11%, 2.4 thousand apartments);
-
Poltava region — 146.9 thousand sq. m (1.8 thousand apartments);
-
Vinnytsia region — 130.9 thousand sq. m (-38.7%, 2.9 thousand apartments);
-
Volyn region — 115.2 thousand sq. m (+17.7%, 2.5 thousand apartments).
Market Trends
-
The Kyiv region and Lviv region remain the undisputed leaders, concentrating nearly half of all new construction.
-
Western Ukraine demonstrates stable growth due to population relocation and high investment activity.
-
Despite some declines (e.g., in Vinnytsia), most regions show positive dynamics, indicating continued confidence in the housing market.
Strategic Outlook
The growth of residential construction by 45% signals:
-
Recovery of the construction industry despite wartime challenges;
-
Rising demand for new apartments among both domestic buyers and investors;
-
Strengthening of regional development centers such as Lviv, Ivano-Frankivsk and Zakarpattia.
If the current pace continues, 2025 could become a record year for housing construction since the beginning of the war.
