"The market for the sale and purchase of the real estate in Kyiv continues to demonstrate activity. Supply and demand are balanced. At the same time, the new supply that appears on the market is more expensive (by 10-15%) than similar properties that were put up for sale earlier," said Biberova, director of Kyivs’ real estate company.
According to Biberova, the most affordable option purchased in May was the 1-room apartment of 28 m2 Novgorodskaya (Solomensky district of Kyiv), which was bought for $25 thousand. Novgorodskaya street ( Pecherskiy district of Kyiv) is used to be one of the coziest streets in Kyiv with calm traffic. The most expensive property sold in May was a house with an area of 610 m2 in with Foresters (Kyiv-Svyatoshinsky district) – purchased for $1 million. This district is one of those Kyiv micro districts where residential buildings harmoniously blended into the natural environment.
According to the real estate agency Blagovest, 14% of the total number of transactions were apartments worth up to $50 thousand. These were mainly transactions with 1-2-room apartments.
In such districts of Kyiv as Solomensky, Podolsky, Darnitsky, 45% of transactions were carried out in new buildings. Among the most popular are such residential complexes as "Quartet", "Lviv Quarter", "Fine Town", etc.).
In the Svyatoshinsky district, a 2-room apartment will cost $52 thousand (53 m2). Long-term investments are also available in Ukraine and in the Goloseevskiy district, the residential complex "Liko-Grad". A 1-room apartment can be purchased here for $70,000 (46 m2). Goloseevskiy district is a place where new buildings have been actively built lately. This area really deserves attention.
35% of transactions at the end of May were carried out in the price segment from $100 to 250 thousand.
Pechersky and Goloseevskiy districts became favorites. For example, a 2-room apartment in the Pechersk District costs $182,000 (70 m2). In comparison with the center of Kyiv, where a record number of people who want to make a project in Ukraine are gathered, in the village. Gatehouse will cost $160 thousand (250 m2).
Also in May 2021, the purchase of a non-residential building was made. The amount of such premises in the Pechersk region amounted to $775 thousand (84 m2). Obolonskiy is one of the quietest but prestigious areas in Kyiv. Buy here a 4-room apartment with an area of 190 m2 for $310 thousand.
