Lviv leads, Kyiv second, Odesa moves into third

Lviv remains the most expensive city for newbuild housing, with Kyiv in second place and Odesa taking third. The ranking reflects sustained price growth across the primary market and a reshuffling among leading cities.

In 2025, prices in US dollars rose in 16 cities and fell in five, while hryvnia dynamics were similar. By December 2025, average prices reached $1,380 per square meter in Lviv, $1,300 in Kyiv and $1,110 in Odesa. In hryvnias the averages were 58,600, 55,300 and 47,100 respectively.

As of early April 2026, Lviv kept the lead at $1,420 and 62,200 UAH per square meter. Kyiv stood at $1,310 and 57,800 UAH, while Odesa reached $1,180 and 52,000 UAH.

Housing commissioning also remained high. In 2025, 9.5 million square meters were put into operation, including 4.5 million in multi apartment buildings, or about 80,480 new units. In 2024, developers delivered nearly 83,000 apartments with 4.8 million square meters.
