Farmland prices in Ukraine continue to rise in 2026

Average land value reached 74,528 hryvnias per hectare in May while regional differences remain significant

Ukraine’s agricultural land market continued to strengthen in May 2026. According to market data cited by industry analysts, the average price of one hectare reached 74,528 hryvnias, almost 5,000 hryvnias higher than in April.

At the same time, the total area sold decreased. In May, Ukrainians sold 19,803 hectares of land, more than 2,300 hectares less than in the previous month. This combination suggests that demand remains firm even as transaction volume fluctuates.

Large regional differences

Prices differ sharply by region. The highest figures were recorded in Ivano-Frankivsk, Kyiv, Lviv and Ternopil regions, while the lowest levels were reported in Donetsk, Mykolaiv, Kherson, Sumy, Odesa, Chernihiv and Kharkiv regions. The gap between the most expensive and least expensive regions remains very wide.

Land is increasingly treated as an investment asset, supported by the development of agribusiness and the growing role of agriculture in the economy.

Officials also note that fears of a mass sell-off of Ukrainian black soil have not materialized: only a small share of formerly restricted land is currently in economic circulation.
