Suburban newbuilds in Ukraine add 32 projects in Q1

Market grows selectively with stable prices

The suburban newbuild market in Ukraine showed a moderate expansion in Q1 2026. The number of projects increased by 32, from 1869 to 1901, which equals about 1.7% growth. The biggest concentration of supply remains in Kyiv region, with Lviv and Odesa also strong.

Demand is supported by security considerations, migration and the desire for more space outside large cities. At the same time, the market grows selectively: developers are cautious because of war risks, energy constraints, financing limits and higher construction costs.

Apartment-format residential complexes dominate the structure of supply, while apartments are concentrated mainly in western regions. Prices in the segment are described as stable, without sharp swings.

The overall forecast for 2026 points to gradual growth rather than a rapid surge, with expansion expected mostly in the most liquid and safe regions.
