Cottage town construction continues in Ukraine, although the market remains smaller than before the full-scale war. According to LUN data cited by Ukrainian media, active projects are now recorded in thirteen regions, with Kyiv and Lviv regions accounting for about forty-five percent of all ongoing construction.
Kyiv region remains the clear leader with one hundred fifteen cottage town projects under construction. Lviv region follows with sixty projects, while Ivano-Frankivsk region has thirty-four. Other regions show much smaller numbers, but the geography confirms that demand for low-rise housing has not disappeared.
Demand follows security and infrastructure
The concentration around Kyiv and western regions reflects several factors at once: access to jobs, migration inside the country, perceived safety, infrastructure and the ability to combine suburban life with urban services. Regional centers also remain important, with Kyiv, Khmelnytskyi and Uzhhorod leading among cities by active projects.
Prices for private houses differ sharply by region. Western cities remain expensive because of limited supply, stable demand and stronger infrastructure. Lviv and Kyiv are among the most expensive markets by total house price, while Uzhhorod and Ivano-Frankivsk also remain high-demand locations.
For developers, the key question is no longer only the number of projects. Buyers compare utilities, transport, repair readiness and long-term maintenance costs. The market is becoming more selective, and projects with real infrastructure have an advantage.
